Definition: Title is the legal ownership interest or rights a person holds in property. A deed is a document used to convey an interest; it is not the same thing as title itself.
Example
A buyer receives a deed and becomes the owner of the conveyed interest. A valid utility easement can remain even though ownership has changed.
Keep the distinction clear
Title, a title search, and title insurance serve different roles. A search examines relevant records, while insurance covers specified risks under its policy. Having a deed does not mean every possible title issue has disappeared.
