Definition: Seisin refers to possession of a freehold estate as its owner. In a deed, the covenant of seisin promises that the grantor owns the estate the deed purports to convey.
Example
A grantor warrants ownership of the fee simple interest described in a warranty deed.
Keep the distinction clear
Ownership of the promised estate differs from a guarantee that no encumbrances exist. Those are separate title covenants. Seisen is an alternate spelling used in some study materials.
