Definition: An open listing is a nonexclusive arrangement that allows an owner to engage multiple brokers to seek a buyer.
Example
Two brokers work under separate open listings; only the broker who earns compensation under the applicable agreement is paid.
Keep the distinction clear
An owner can generally sell independently without a broker fee. Procuring cause and the contract terms matter; merely showing the property first does not automatically settle a compensation dispute.
