Definition: A lease with a stated rent that remains unchanged over the specified period, rather than increasing under a graduated schedule or varying with sales.
Example
A lease calls for $2,000 base rent each month throughout its stated term.
Keep the distinction clear
Fixed rent does not necessarily mean all occupancy costs are fixed. The lease may separately allocate taxes, insurance, utilities, or maintenance.
