Syllabus-related addition: residential seller flood disclosure
Effective October 1, 2024. HB 1049 created §689.302, requiring a seller of residential real property to complete and provide the statutory flood disclosure at or before execution of the sales contract.
The original disclosure addressed flood-insurance claims, federal flood assistance, and information about flood insurance. Its purpose is to put specified flood information before the buyer at the contract stage.
Syllabus connection: Course I Section 11, VI.B.5(e) explicitly covers flood-insurance disclosure; VI.B.6 covers material defects. The statutory form is a later addition to those lessons, not a separately named requirement in the January 2023 syllabus. The workbook’s sales-disclosure lesson provides the broader study context.
TSRE study priority: learn who must provide the disclosure and when. This supports the required-disclosures lesson; it is a different kind of update from a changed cancellation or tenancy-notice number already emphasized in the workbook.

Use the current form: the requirement expanded in 2025
Effective October 1, 2025, the law added the seller’s knowledge of flooding that damaged the property during ownership and broadened the assistance wording beyond federal assistance. Study the current requirement in §689.302, not only the original 2024 form. The original contract-stage delivery requirement remains.
The effective date of that expansion is documented in SB 948 / Chapter 2025-166. Rental flood disclosures are a separate 2025 requirement.
