Prior college-level real-estate education may qualify for a formal equivalency review under Florida Administrative Code. Prior coursework is not automatically accepted merely because it covered real estate, came from an accredited institution, or was completed in another state.
DBPR/FREC determines equivalency. Before skipping, buying, or beginning a Florida pre-licensing course, submit the records DBPR requests and obtain a determination. TSRE cannot approve course equivalency.
Equivalency is different from the degree exemption
A person with a four-year or higher degree specifically in real estate from an accredited institution may qualify for the statutory pre- and post-licensing exemptions described in Four-Year Real Estate Degree: Florida Education Exemptions.
Someone who completed real-estate courses but does not hold that qualifying degree should not assume the same exemption. Rule 61J2-3.012 governs equivalency for pre-licensing education.
What DBPR may need to review
Follow DBPR's current instructions. Supporting records may include:
- an official transcript;
- course titles and credit or classroom hours;
- course descriptions or syllabi;
- evidence of the institution's accreditation;
- completion dates and grades; and
- any additional documentation DBPR or FREC requests.
Do not send sensitive records to TSRE for an eligibility decision. Use DBPR's designated submission process.
What an equivalency determination may and may not do
An approved equivalency can address the pre-licensing education requirement identified by DBPR. It does not automatically waive:
- the state application and fee;
- age, high-school diploma or equivalent, and Social Security number requirements;
- fingerprints and background review;
- the applicable state examination;
- broker experience requirements;
- post-licensing education; or
- later continuing education and renewal requirements.
Ask DBPR to specify exactly which requirement the determination satisfies.
Before enrolling
- Identify the Florida license you are pursuing.
- Gather the official transcript and course records.
- Review Rule 61J2-3.012 and the current DBPR education page.
- Ask DBPR whether to submit the records before or with the license application.
- Obtain and keep DBPR's determination.
- If the courses are not approved as equivalent, complete the required FREC-approved Florida course.
