The main study priority in this selected 2023 update is the notice period for a residential month-to-month tenancy. It connects directly to the estates, tenancies, and landlord-tenant topics in TSRE’s Exam Cram workbook and the FREC Course I syllabus.

Study first: month-to-month termination notice
Effective July 1, 2023. HB 1417 increased the minimum notice for ending a residential month-to-month tenancy without a specific duration from 15 to 30 days before the end of the monthly period. Written notice must be delivered as the statute requires.
Core workbook topic: tenancy at will and rental termination. Give this rule more study attention than related procedural additions. Identify the kind of tenancy before choosing a notice period; an ordinary month-to-month termination is different from nonpayment, another lease violation, or a fixed-term lease.
Direct syllabus connection: Course I Section 8, VI.B.2 covers tenancy at will; Section 7, II.G–H covers rental termination. See the official syllabus.

Related syllabus addition: notice clauses in fixed-term leases
Effective July 1, 2023. The same law changed the permitted notice range in a residential lease with a specific duration. When the lease includes a notice provision under §83.575(1), the requirement must be reciprocal, and the lease may not require less than 30 days or more than 60 days of notice from either party.
This adds detail to the syllabus’s fixed-term tenancy and termination topics. It does not turn every lease into a month-to-month tenancy or replace the need to read the lease and applicable statute.

Later update: the 2025 guide explains the statutory email-delivery option for rental notices. Keep delivery requirements separate from the notice period.
