The Florida real estate course you need depends on your current license status and your next goal. Use this guide to identify the usual education path, then confirm your exact requirement and expiration date in your DBPR record before enrolling.
I do not have a Florida real estate license yet
Start with the 63-hour Sales Associate Pre-Licensing course. You must pass the course's end-of-course exam with at least 70% before moving on to the Florida state licensing exam.
Your pre-licensing completion certificate is valid for two years from the date you pass the end-of-course exam. You must pass the state exam within that period or complete the pre-licensing course again.

I am a sales associate approaching my first renewal
Complete the 45-hour Sales Associate Post-Licensing course before your first renewal deadline. This requirement applies whether the license is active or inactive.
- You may begin as soon as your sales associate license is issued.
- The course includes an end-of-course exam that must be passed with at least 75%.
- There is no additional state exam after post-licensing.
- Missing the first-renewal deadline can cause the license to become null and void.
Starting early is strongly recommended. The course covers practical topics such as business planning, time management, prospecting, listings, pricing property, presenting offers, contracts, and operating legally and ethically.

I have already completed my first renewal
Sales associates and brokers generally complete 14 hours of continuing education during each later renewal cycle. The 14 hours include:
- 3 hours of Florida Core Law
- 3 hours of Ethics and Business Practices
- 8 hours of specialty education

My license is inactive, involuntarily inactive, or expired
Do not select a course based only on the word “inactive.” The correct education depends on your license history:
- If you are approaching the first renewal of a sales associate or broker license, the post-licensing requirement still applies even if the license is inactive.
- If you missed a later continuing-education renewal, DBPR may require 14 hours of continuing education or a 28-hour reactivation course depending on how long the license has been involuntarily inactive.
- If a first-renewal post-licensing deadline was missed and the license became null and void, continuing education does not replace the missed post-licensing requirement.
Check your DBPR record or contact DBPR before purchasing a reactivation course.
How to confirm your requirement
- Look up your Florida license and note the license type, status, and expiration date.
- Sign in to the DBPR Online Services portal to view required and completed education.
- Use the TSRE education-verification guide if you need help finding the hours in your account.
If your DBPR record does not make the requirement clear, contact TSRE with your license type, status, and expiration date before enrolling.
