Start with the broker outline
Open the Course II syllabus and broker exam topic map. The syllabus identifies learning objectives; DBPR’s candidate booklet identifies the exam content areas and weights. Use both with your current broker course materials. A school final, the regular broker state exam, and the Laws and Rules exam are different exams.
Give substantial attention to brokerage business, contracts, and closings while reviewing every outline area. Course experience and sales-associate knowledge provide a foundation, but broker study also asks you to supervise, select a lawful business arrangement, manage funds, and analyze investment and tax consequences.
Choose a broker study topic
| Study area | Start with these lessons | Practice the decision |
|---|---|---|
| Broker licensing and business forms | Multiple broker licenses and broker associates · Corporation sole and single-owner businesses · Owner-developer employment | Identify the working capacity, entity type, and registration requirements. |
| Contracts, agency, and escrow | Contract concepts · Brokerage relationships · Escrow deadlines · Escrow account rules and interest | Name the event, duty, deadline, and responsible party before choosing an action. |
| Financing | Mortgage clauses and blanket releases · Primary and secondary markets · LTV, equity, and PMI · Discount points and seller contributions | Separate collateral, loan balance, borrower cost, lender yield, and equity. |
| Closings and disclosures | Prorations and debits/credits · Loan Estimate and Closing Disclosure · Cash closing roles · Title evidence and insurance | Reconcile the buyer’s cash and seller’s proceeds; explain each adjustment. |
| Valuation and investment | NOI, cap rate, and cash-on-cash return · Vacancy, EGI, and NOI | Identify the requested measure, time period, numerator, and denominator. |
| Federal taxes | Basis, gain, and home-sale exclusions · Tax depreciation | Separate gain from cash received, and apply only the supplied eligibility facts. |
| Ownership and land use | Easements · Water rights · Co-ownership and severalty · Government survey descriptions | Trace the affected parcel, ownership interest, or legally relevant event. |
| Property management | Property manager duties · Rental security-deposit notices and refunds | Separate management authority, brokerage escrow rules, and landlord-tenant deadlines. |
This topic guide is a growing set of focused explanations, not a replacement for the full approved course or every objective in the official outline. Use the syllabus to identify additional subjects in your course materials, including supervision, planning, zoning, and environmental topics.
Use a repeatable 45-minute study session
- 5 minutes: choose one syllabus objective and state what you need to explain or calculate.
- 15 minutes: review the course lesson and the linked explanation; write the controlling distinction in your own words.
- 15 minutes: work the article’s original examples and practice questions without looking at the answers. Change a number or fact and explain how the answer changes.
- 10 minutes: review every missed or guessed answer. Record the topic, why your reasoning failed, and a corrected example.
For a brokerage scenario, ask: Who is acting? In what licensed capacity? What event occurred? Which duty or deadline applies? For a math problem, identify what is requested before choosing a formula, keep monthly and annual amounts consistent, and state any simplifying assumption.
Check understanding before relying on a score
- Can you explain why the other answer choices fail?
- Can you solve the same calculation with different numbers?
- Can you distinguish similar terms, such as broker versus broker associate, NOI versus cash flow, or gain versus seller proceeds?
- Have you covered every outline area and returned to weak topics on a later day?
For closing practice, use the official candidate booklet’s sample exercise and supplied forms. For scheduling, identification, accommodations, and retesting, use the State Exam guide. For your school final, follow the End of Course Exam requirements.
