The Florida real estate state exam tests whether you can apply the course concepts under time pressure. A focused plan—learn the concepts, identify weak areas, review them, and practice the testing process—is more effective than repeatedly rereading the entire textbook.
Know the current exam format
For the Florida sales associate examination:
- the exam contains 100 scored multiple-choice questions;
- you have 3 hours and 30 minutes for the scored examination; and
- a score of 75 points or higher is required to pass.
DBPR may include a small number of unidentified pilot questions. Pilot questions do not count for or against your score, and additional time is provided when they are included. Because the number can vary, do not build your exam-day plan around a specific number of pilot questions.
Pearson VUE currently administers Florida DBPR real estate exams in person at physical test centers. Remote or at-home testing is not currently offered for this examination.
Always review the current DBPR Sales Associate Candidate Information Booklet and Pearson VUE Florida Real Estate page before your appointment because testing rules can change.
Know when you may schedule
You may schedule after DBPR approves your application and Pearson VUE receives your examination authorization. DBPR advises that eligible candidates can normally schedule within approximately 72 hours after application approval.
Your application can be approved before you finish the pre-licensing course, so you may be able to reserve an exam appointment while you are still in class. However, you must have a valid course-completion certificate by the exam date and present it at the test center for every attempt.
For application steps, see Florida Real Estate License Application. For scheduling and what happens after the exam, see State Exam.
Prepare your exam-day documents
Bring:
- one current government-issued photo ID with your signature;
- a second valid ID containing your signature;
- your pre-licensing course-completion certificate for every attempt; and
- your authorization notice if Pearson VUE or DBPR instructs you to bring it.
The name on your identification should match the name on your application and authorization. Review the current candidate booklet for accepted forms of identification before traveling to the test center.
Use a permitted calculator
TSRE recommends practicing with a simple four-function calculator so the keystrokes feel automatic before test day. DBPR permits a silent, handheld, battery-operated, nonprinting calculator without an alphabetic keypad. The test center makes the final decision about permitted equipment.
The TSRE Calculator is available through the Campus Store. Turn off any sound and verify the current Pearson VUE and DBPR calculator rules before your appointment.
Build a focused study plan
1. Start with a diagnostic test
Take a timed practice exam before doing a long review. Record which units and topics produce the most missed questions instead of looking only at the total score.
2. Review the weakest topics first
Use your course materials and exam-preparation lessons to review the concepts behind each missed question. Do not memorize only the answer choice; understand why the correct answer is correct and why the alternatives are not.
3. Practice Florida-specific math
Work problems without looking at the solution, check your answer, and then repeat the problem correctly. Use the same basic calculator you plan to take to the test center.
4. Repeat timed practice
Continue alternating focused review with timed questions. This builds recall, exposes recurring weaknesses, and helps you manage the full testing period.
5. Prepare your test-day strategy
Know when to move past a difficult question, how to mark it for review, and how much time to reserve for a final check. Read every question carefully and answer every scored question.
How Pass First Try simplifies the review
No school can guarantee that a student will pass the state exam; the result depends on the student's preparation and performance. TSRE's Pass First Try Exam Prep is designed to make the review more focused and repeatable:
- Exam Cram videos: approximately 16 hours of focused review, organized by unit and topic;
- Condensed workbook: a shorter review companion for the most test-relevant concepts;
- Audio review: approximately five hours for a highly condensed review;
- Question Simulator: more than 700 practice questions with feedback that helps identify stronger and weaker topics; and
- Secrets of the Exam: test-taking strategies and practical guidance for using the testing system effectively.
A useful sequence is:
- Take a Question Simulator exam.
- Review the units and topics where you missed the most questions.
- Use the Exam Cram videos and workbook when you need more explanation.
- Use the audio review for condensed reinforcement.
- Study Secrets of the Exam before test day.
- Repeat the simulator and compare your topic results.
The content is organized by unit and topic in the TSRE Learn portal and TSRE App so you can return directly to the areas that need work.
